In the early 1990s, the average assessment on Lower Downtown properties was only $1.77.  Endemic crime scared off most potential visitors.  It was not, opponents warned, "the kind of place where suburban fans would feel comfortable.”

Ballpark Impacts

Coors Field opened in 1994, spurring redevelopment of surface parking lots and residential conversion of nearby warehouses.  Assessments on properties adjacent to Coors have increased to $27/sf.  Sales tax revenues from the area increased 86% and crime decreased 17% in the year following the opening of the ballpark.  Today, Lower Downtown is a vibrant 25 square block community of bars, restaurants, coffeehouses, shops and art galleries - most opened after the 1991 decision to build Coors Field in the area.
