Pre-Ballpark

The East Village was an underutilized area at the edge of downtown San Diego with a significant homeless population.  Seventy percent of the land was vacant or used only for surface parking or outdoor storage.  The entire East Village area generated only $2 million in annual property tax revenue for the city.

Ballpark Impacts

PETCO Park opened in April 2004.  Development investment surrounding the ballpark now exceeds $3.7 billion.   Projects completed, underway and planned for the ballpark area will result in 7,300 new homes, 1.2 million square feet of commercial space and 750 hotel rooms.  Since the ballpark site was selected in 1998, property values have increased 400% to 500% and the area generates over $30 million in annual property tax revenue, a 15-fold increase from 1998.
